Bakersfield doesn’t get the attention that coastal California cities do, and that’s why is makes it a smart place to start a real estate career. This is one of the most affordable major cities in the state, which means it draws a steady stream of buyers who simply can’t make the numbers work anywhere else in California. People are coming over the Grapevine from Los Angeles, remote workers are landing here for the lower cost of living, and longtime residents are moving up into newer homes as the city keeps expanding. For a new agent, that kind of variety means there’s no shortage of people who need help.
The growth here is real and it’s not slowing down. Whole new neighborhoods have gone up over the past decade in the southwest and northwest parts of the city, with more on the way. Big retail and commercial projects keep getting built as well, which brings in more residents. The local economy, anchored by agriculture, oil, and a growing logistics sector, will give you steady job growth.
Bakersfield is still affordable enough that new agents can build relationships with first time buyers and growing families without competing against the kind of saturated, high pressure market you’d find in LA or the Bay Area. Neighborhoods Worth Getting to Know
Bakersfield has a few standout pockets, especially in the southwest and northwest, that are worth learning well if you want to serve clients confidently.
Seven Oaks. A neighborhood every Bakersfield agent will recognize. It’s a large master planned community in southwest Bakersfield, anchored by the Seven Oaks Country Club and its 27 hole golf course. The homes tend to be newer, the streets are walkable and tree lined, and the area has some of the highest household incomes and home values in the city. It’s also still growing, with newer sections like Belcourt continuing to add fresh inventory.
Stockdale. One of Bakersfield’s most established and well respected areas, Stockdale borders the Kern River and offers easy access to walking trails and bike paths along the Kern River Parkway. It’s home to the historic Stockdale Country Club and a mix of well kept homes from the 1980s and 90s. Families like it for the top rated schools and the easy outdoor access.
Haggin Oaks. Right in the middle of the Seven Oaks area, Haggin Oaks offers Mediterranean style homes close to The Marketplace, a shopping center with a movie theater and dozens of restaurants. It’s a great example of how much everyday convenience this part of the city has built up over the years.
Riverlakes. Over in northwest Bakersfield, Riverlakes Ranch is known for its resort style feel, with a private man made lake, a golf course, and walking trails right in the neighborhood. It’s a great option for buyers who want newer construction and a quieter, more suburban pace.
Northwest Bakersfield (Rosedale area). This whole part of the city has seen serious growth over the past ten years and continues to be one of the most in demand areas for families. Expect newer homes, good schools, and easy access to grocery stores, restaurants, and gyms. If a client is moving in from a bigger California city, this part of town will probably feel the most familiar.
Gosford Road corridor. Also in the southwest, this area has seen a lot of new commercial and residential development recently. It’s become a popular landing spot for young families and first time buyers, with a good range of price points from condos and townhomes up to single family houses.
